What developers don't fix before handover

1. Pre-construction termite treatment certificate — ask the builder for the chemical report. If they can't produce it, get an anti-termite soil treatment done before flooring goes in.

2. Seal AC pipe entries, plumbing chases and electrical conduits with steel wool + silicone.

3. Run a one-time gel-baiting + crack-and-crevice treatment in the kitchen before installing modular cabinets. Treating empty cabinets reaches places you'll never access again.

4. Install nylon mesh inserts in every bathroom floor trap.

5. Check the false ceiling cavity — clean out construction waste before pests find it.
