Office Pest Control AMC: What's Actually Covered (and What Isn't)

What a proper office AMC includes
Quarterly general pest control covering pantries, washrooms, server rooms and cafeteria. Monthly visits for offices over 10,000 sqft or with food service on-site. Insect light trap (ILT) servicing. Bait station maintenance. Written service report after every visit. Pest sighting log kept at the facility manager's desk.
What's NOT included by default — and should be
Pre-monsoon mosquito fogging of basement parking. Bird-proofing of duct openings. Server room dust-mite control. Rodent exclusion audit (sealing wall penetrations). If your AMC quote is suspiciously cheap, these line items are usually missing — and they're where most office infestations start.
Pricing benchmarks for Gurugram & Delhi offices
5,000 sqft office: ₹18,000–₹28,000/year. 25,000 sqft with cafeteria: ₹65,000–₹95,000/year. Anything below this band is being subsidised by skipping ILT consumables, bait refills or technician training — all of which show up as audit findings 6 months later.
